JLL has been appointed to deliver full facilities maintenance services for the all-international New Terminal One at JFK Airport, scheduled to open in 2026. The terminal forms part of the Port Authority of New York and New Jersey's $19 billion JFK transformation, which includes new terminals, modernised existing terminals, a ground transportation hub, and a streamlined roadway network.
JLL's specialised Aviation group will oversee HVAC, plumbing, electrical, fire life safety, and other essential technical systems, along with operational readiness and start-up support to ensure seamless activation. The team will also manage the terminal's advanced building management and electric power systems, including infrastructure for the all-electric ground support equipment fleet.
Marisa Von Wieding, Vice President of Operations at New Terminal One, highlighted the partnership as central to achieving operational excellence, technological integration, and sustainability. JLL’s Aviation Managing Director Koley MacKay noted that their expertise ensures smooth integration of complex building technologies and sustainable systems, supporting an exceptional passenger experience and long-term facility efficiency.
JLL's Industrials division brings strategic real estate advisory across the aviation sector, covering portfolio planning, public-private partnerships, project management, and operational optimisation. The collaboration illustrates how integrating expert facilities management early in airport development can drive operational efficiency and service quality at scale.
Upon opening, New Terminal One will host leading international carriers, including Air France, KLM, Etihad, Korean Air, Philippine Airlines, Qatar Airways, and China Eastern Airlines, positioning JFK as a next-generation global gateway.
